In Normandy, the department of Calvados, in the Pays d`Auge, an area of outstanding natural beauty, a magnificent 17th century domaine is located, offering more than 1000 m2 of living space with extensive outbuildings.

The property is in a good state of repair. The beautifully restored outbuildings include a caretakers house/gites, a large reception-conference-presentation hall, stables, a workshop, a chapel, a garage for machine storage, an airplane hangar, etc.

The size of the property is ca. 40 hectares , with a park, a six hole practice golf course, an aerodrome with a 1,000 meter runway, a jumping and training area for horses, a parking, a crystal-clear river and grassland with a few building locations. The property is located 15 kilometres from the Normandy coast and on a 15minutes drive from the nearest large town. The property is close to the internationally renowned towns of Honfleur, Deauville and Pont-l`Evêque and the famous D-Day landing beaches.

The setting of the property is so special that every year many wedding couples from all over the world request permission to marry in the pressoir (wine pressing barn) of the domain, which generates a nice income.

Main house The historical manoir was built between 1600 and 1750. The main house has an entrance hall with a fireplace and wood panelling, a 35 m2 salon with a fireplace, a second smaller salon with another fireplace and wood panelling, and a third 30 m2 salon with a magnificent fireplace.

Presently, the pressoir is being rented out during weekends for weddings and seminars, which generates a nice income. There is no obligation to continue the renting activities.

The caretakers’ house is divided into two exclusive gites of 100 m2 and 150 m2, both with living room, kitchen, three bedrooms, toilets and bathrooms, all of it new. One of the gites looks out over the fields and runway, while the other has a very nice view on the court.

Bordering the right side of the property is a small river named “La Dorette”.

This river is protected by the EU because of its beauty. The river is crystal clear and has several beautiful waterfalls. It can be used for swimming and is well known for its superb orange salmon that comes from the Atlantic to spawn.

The property has its own private airstrip with an official international license. The permit allows to fly direct to and from almost every country in Europe, incl. Switserland, Greece, Sweden. All the official airport signals are placed, including two windsocks.  The runway is specially designed for planes like the PC12, Cessna Caravan, TBM 850 and Beech 200. Without any problem it is possible to pave the runway.

The land is 100% in freehold, so no ground rent to pay to anyone. Habitation tax and
